Panic & Exit Hardware in Trafalgar Heights

Someone at the front counter always has to unlock the side door by hand before the lunch rush, because the round doorknob out there was never meant to be an exit for a room this size.

Panic & Exit Hardware

In plain words

Electrified exit hardware adds a layer without changing the basic behaviour of the door: a person inside can still leave under one motion of the hand, every time. A request-to-exit switch tells an access-control panel that the pushpad or crossbar was actuated, usually paired with a door-position contact so the panel can also tell a normal exit from a forced or propped door. Electric latch retraction lets a fire-rated opening behave like a push-pull door for staff, provided it relatches automatically on a fire-alarm signal, since that kind of door never carries a mechanical dogging function. An alarm module sounds when the device is used.

Sound familiar?

The crossbar on the loading-dock door barely returns anymore. Someone has to lean into it with a shoulder, and twice this month it has stuck half-latched, propped by whatever was nearest.

How the visit goes

Trafalgar Heights

How the visit goes

  1. Occupancy, fire rating and the authority reviewing the space

The assessment records the occupancy type and calculated occupant load for the room the door serves, whether the door sits in a fire separation, and who the authority having jurisdiction is likely to be, whether that is a fire inspector, a building official or an insurer. These facts, not the door's appearance or its width alone, are what decide whether a releasing device is required, whether it must also be fire-rated exit hardware, and what documentation the finished installation should carry.

  2. Adding electrified functions

Where the plan includes access control or an alarm, the wiring is run and terminated to the device without touching its mechanical exit function: a request-to-exit switch reports that the pushpad or crossbar was actuated, electric latch retraction lets an authorized signal release the latch for entry, and an alarm module sounds locally when the crossbar is used. On a fire-rated opening, electric latch retraction is arranged to relatch automatically the instant a fire-alarm signal comes in, since a fire door has to keep its active latch and cannot rely on a mechanical dogging function to do that.

  3. Entry that stays separate from exit, permanently

The building keeps full control over who enters through the trim on the outside of the door, independent of what happens on the inside. A lost key, a staff change or a new access-control card affects only the entry side; the exit side keeps working exactly as it did on installation day. That separation is the point of the whole installation, and it is worth remembering when any future change is proposed for that door, so entry security is never solved by touching the inside crossbar.

What affects the quote

Same fees day, night or weekend

  1. 1New preparation or existing cut-outs

A door with no prior hardware needs new holes cut and reinforced to the device's template. A door already prepared for a similar device, even an old one, is often a simpler fit with less new drilling.

  2. 2Door and frame condition

A door that has sagged, a frame that has shifted, or a strike pocket that no longer lines up needs correcting before hardware is fitted, which adds its own line to the quote.

  3. 3Fire-rated versus non-rated opening

A fire-rated door needs hardware specifically listed for that assembly and installed to keep the rating intact, which is more involved than fitting a standard device to a non-rated door.

Panic & Exit Hardware: questions

What outside trim options exist for an exit device?

A plain pull suits a door nobody needs to lock from outside. A lever with a key cylinder lets authorized people turn the handle and enter while the inside stays a simple push. A keyed cylinder alone, without a lever, suits occasional entry where a full handle is not needed. All three leave the inside crossbar untouched, since the trim only ever affects the outside.

Can I still lock the door from outside?

Yes. The releasing device only governs the inside of the door; the outside gets its own trim, a pull, a lever with a cylinder, or a keyed cylinder alone, chosen for how that door is entered. Locking or unlocking that outside trim has no effect on the inside crossbar, which always releases the latch under a push, so entry security and exit function are handled as two separate questions.

What is the difference between a rim, mortise and vertical-rod device?

A rim device sits on the surface of the door and suits most single openings, including many tall and fire-rated doors on their own. A mortise device fits into a pocket cut in the door's edge and is chosen where a heavier case or a particular trim style is wanted. A vertical-rod device runs rods to the top, or top and bottom, of the frame, which suits an opening that specifically needs latching at more than one point rather than height by itself.
